We are delighted with our new extension, from the initial design stage Tony listened to our needs and provided sound advice. I would not hesitate to recommend this company, the advice we were given as well as the support throughout was invaluable.

Cannot recommend highly enough. After our first meeting with Tony we knew we wanted his company to do the work, and we weren’t wrong. From the first spade in the ground to the final sealant finish it’s been a thoroughly satisfying experience. Any questions we had, Tony always made time to answer and explain. Not only were his guys some of the best tradesmen I’ve ever used, they were also polite, friendly and accommodating. Any worries we had about employing builders are now gone because any future work we have, our first call will be to Tony and the Brunstane Group. And the extension is absolutely brilliant!!!

I am delighted with our new basement conversion which allows us to work safely and care for our 3000 customers per month. A chance discussion with my client Tony has led to a fantastic transformation of my shop. Tony listened and worked with me throughout the project to achieve a great end result. Nothing was too much trouble and the service was excellent. All our customers love our new basement salon and have commented on the excellent workmanship and attention to detail. Overall a great experience and I would recommend the Brunstane Group to anyone looking to extend or convert their home.

Frequently Asked Questions
Extending your home is an exciting prospect, but for many it is quite daunting too—we’ve all heard horror stories shared by those who have gone down that path. It doesn’t need to be that way though. With a little bit of planning, the right advice and some discipline, you can take control of the process and ensure your extension improves your lifestyle for many years to come.
How much does a house extension cost?
The cost of a house extension depends on the size, design, specification, structural requirements and complexity of the project. Rather than providing rough estimates too early, our process is designed to understand the full scope of the work before cost certainty pricing is provided.
What is cost certainty pricing?
Cost certainty pricing means your project is priced using detailed information, including approved drawings, technical details and a Bill of Quantities. This gives you a clearer and more accurate understanding of the investment required across the agreed scope of work.
What is a Bill of Quantities?
A Bill of Quantities, or BOQ, is an itemised document prepared by a Quantity Surveyor. It sets out the measured work, materials and scope required for the project, creating a clear basis for accurate pricing.
Why is a Bill of Quantities important?
A BOQ helps reduce assumptions, omissions and guesswork. Instead of pricing from a rough idea, your extension is priced against a detailed scope of work, helping to provide fairer, more accurate pricing and greater cost certainty before the build begins.
Why should I be cautious about a rough extension quote?
A rough quote may seem helpful at first, but if it is not based on approved drawings, technical detail, specification and measured quantities, it may not reflect the true cost of the project. This can lead to changes, omissions or unexpected costs later.
Does cost certainty mean the price can never change?
Cost certainty applies to the agreed scope of work. If the scope, specification or design changes, or if unforeseen issues are uncovered during the build, costs may change. However, our process is designed to minimise uncertainty by pricing the project properly before work begins.
Do I need drawings before contacting Brunstane?
No. We can help from the early feasibility stage through to design, planning, building warrant, pricing and build. If you already have drawings or permissions in place, we can also review where you are in the process and advise on the next step.
Do I need planning permission for a house extension?
Some house extensions require planning permission, while others may fall under permitted development rights. This depends on your property, location, the size and position of the extension, and whether any restrictions apply. Listed buildings, conservation areas and previous planning conditions can also affect what is allowed. As part of our process, we can help you understand what may be required before your project moves forward.
Do I need a building warrant for an extension in Scotland?
In most cases, a building warrant will be required for a house extension in Scotland. A building warrant confirms that the proposed work has been assessed against the relevant building standards before construction begins. We can support this process as part of our wider extension service.
Are planning permission and a building warrant the same thing?
No. Planning permission relates to whether the development is acceptable in planning terms, including its size, position and impact. A building warrant relates to building standards and confirms that the proposed work meets the required technical standards. Depending on your project, you may need planning permission, a building warrant or both.
What if my home is listed or in a conservation area?
If your property is listed or located in a conservation area, additional permissions or restrictions may apply. This can affect what can be built, what materials can be used and whether listed building consent is required. We can help identify these considerations as part of the early project review.
Who is involved in the Brunstane extension process?
Your project can involve an Architect, Quantity Surveyor, Structural Engineer, Contracts Manager and experienced trades. These roles work together as one joined-up team, helping to align the design, technical requirements, budget and build.
Can Brunstane manage the full project?
Yes. The Brunstane Group provides a complete extension service, from early feasibility and professional support through to project management and the finished build. This gives you one team managing the process from start to finish.
What areas do you cover?
We work with homeowners across Edinburgh, the Lothians, Fife and surrounding areas.
