No matter how big or small, every extension requires a custom design solution. Therefore it’s critical to get the correct professional help at the start of the project. The option in most cases is to engage with an architect. After the design process and once permission has been granted in some circumstances the customer can feel lost.

We can also be more certain on costs in the early stages because we work so closely between design and delivery. Once permissions have been granted our quantity surveyor will prepare a full bill of quantities to achieve cost certainty before any works commence. This gives total peace of mind and clarity throughout the building process. If items are added or taken away during the build these can be adjusted at final valuation. This makes the process so simple and avoids any uncomfortable conversations for either party.

Feasibility Study

A free, No obligation visit to determine if your project is feasible. If we believe it is, we will supply a fee proposal that covers our professional services for obtaining Planning Permission and Building Warrant. You’ll receive a detailed breakdown and never be charged for work that isn’t complete.

Planning Stage - Fee proposal

We work with you to build a brief and find a design solution that meets your needs. Once everyone is happy, we apply to the Council for Planning Permission, or a ‘Certificate of Lawfulness’ for smaller projects that don’t require full Planning Permission.

Design and full warrant application

Once we’ve achieved Planning Permission (if required) we will put together the Building Warrant drawings. This is the technical side of the project, showing the council how we will actually construct your project. Here we also ensure that we meet your goals for thermal performance, daylight requirements and other technical considerations.

Full project pricing

Once we have achieved Building Warrant approval, our quantity surveyor will provide a full and detailed cost breakdown for the construction. At this stage you can still decided whether to processed or not. As with the above stages, you are under no obligation to proceed to the next, as we understand circumstances change.

Pre start meeting and timelines agreed
